Director of Purchasing
Established Northern California homebuilder · Greater Sacramento / Roseville · Direct hire

An established, privately held Northern California homebuilder needs a Director of Purchasing to own the purchasing function for its Greater Sacramento communities. This seat leads the trade partner base, sets the direct cost budgets every plan is priced from, and keeps those numbers honest from bid through closing.

What you will own

  • The full bid process for every scope, from bid packages and bid spreads through negotiation, award and contract
  • Direct construction cost budgets for each community and plan, with variances tracked against plan and reported with context
  • Trade partner and supplier relationships: recruiting new trades, holding existing ones to price, quality and schedule, and re-bidding when costs move
  • Subcontract agreements, change orders, rebate programs and trade compliance (insurance and licensing)
  • Value engineering with architects, engineers, construction and trade partners on new plans
  • Plan, spec and options pricing, kept current through every revision and communicated to the trades and internal teams
  • Cost input to land and forward planning on new community feasibility and pro formas
  • Leading and developing the purchasing team

What you bring

  • A homebuilder background is required. Purchasing leadership at a production or semi-custom homebuilder, single-family and/or attached
  • 7+ years in homebuilding purchasing, with at least 3 in a manager, senior or director role
  • A track record of running bids from setup to award and negotiating trade contracts in the California market
  • Working knowledge of California construction costs, Title 24 and the regional trade base
  • Strong Excel and purchasing or ERP systems; Hyphen BuildPro a plus
  • Bachelor's degree in Construction Management, Business or related field, or equivalent experience
