Senior Project Manager | Multifamily & Mixed-Use

A growth-oriented builder–developer is seeking a Senior Project Manager to own project buyout, budget management, documentation, and delivery for multifamily and mixed-use projects. Reporting to the VP of Project Management, this role leads APMs, partners closely with Superintendents, and ensures projects are executed safely, on schedule, and within budget.

Key Responsibilities

  • Lead assigned projects from notice-to-proceed through closeout; own budget, contracts, and documentation.
  • Manage RFIs, submittals, samples, mock-ups, and approvals; maintain complete, audit-ready records.
  • Assemble bid packages, advertise/solicit bids, and coordinate bid activities; perform detailed bid analyses to establish contract values and billing documentation.
  • Develop complete scopes of work for new construction and rehabilitation projects.
  • Prepare and maintain buyout logs (budget, initial contract, allowances, savings/overruns, notes) with monthly updates.
  • Negotiate, award, and administer subcontracts; oversee financial reviews and contract changes.
  • Prepare Owner Change Order Requests with comprehensive subcontractor backup.
  • Input and manage bid analyses, commitments, and logs in Procore; keep cost and schedule data current.
  • Read and coordinate Construction Documents across Architectural, Structural, Mechanical, Electrical, Plumbing, Fire/Life Safety, Civil, Landscape, and Interior Design.
  • Interpret Geotechnical, Environmental (Phase I & II), Special Testing/Inspection, and related consultant reports.
  • Collaborate with Superintendents to meet/exceed quality standards and support field execution.
  • Drive deadlines across concurrent projects; communicate proactively with subcontractors and stakeholders.

Qualifications

  • Proven success managing multifamily/mixed-use GC projects with responsibility for buyout through delivery.
  • Strong contract negotiation, budgeting, and subcontract administration skills.
  • Proficient with Procore and CPM scheduling tools (e.g., P6), plus MS Office.
  • Expert ability to read/interpret plans, specs, and technical consultant reports.
  • Effective leader and mentor of APMs; organized, detail-driven, and deadline-focused communicator.
