Land Purchasing Manager | Residential Homebuilder – Northern California Region
Residential Land Development | Vendor Management | Plan Review & Contracting

A leading residential homebuilder is seeking a Land Purchasing Manager to oversee vendor contracting, bid management, and construction plan review for land development operations. This individual will play a key role in ensuring budget accuracy, negotiating offsite contracts, and supporting development teams across active communities.

This position is ideal for a detail-oriented professional with a strong background in land development purchasing and a solid understanding of residential construction processes.

Key Responsibilities:

  • Review civil construction drawings and coordinate with engineering consultants to ensure plans meet internal land development standards

  • Support project managers in maintaining current and accurate development budgets

  • Oversee bid processes to ensure competitive pricing and quality performance

  • Issue and track contracts and work orders; ensure accurate coding and alignment with budgets

  • Assist in forecasting development expenditures for cash flow modeling

  • Monitor supplier/material trends and proactively address cost impacts

  • Manage vendor relationships and evaluate performance across multiple projects

  • Prepare bid documents, tabulations, and purchasing-related reports for cross-departmental coordination

  • Contribute to feasibility analysis by supporting cost estimating for new land deals

  • Maintain purchasing documentation and ensure compliance with company policies

  • Update and track vendor performance ratings in collaboration with project managers

Qualifications:

  • High school diploma or equivalent required; bachelor’s degree preferred

  • 3+ years of experience in land development, construction purchasing, estimating, or related roles

  • Strong understanding of residential construction, budgeting, and vendor management

  • Experience with offsite purchasing is highly preferred

  • Proficient in interpreting blueprints and civil engineering plans

  • Familiarity with JD Edwards and BuildPro is a plus

  • Experience using takeoff software such as Bluebeam or PlanSwift

  • Excellent negotiation, analytical, and communication skills

  • Valid driver’s license with clean driving recor
