NOW HIRING | Forward Planner – Leading Homebuilder

Our client, a top-tier and nationally recognized homebuilder, has partnered with us to secure an accomplished Forward Planner for their Northern California division. This is a mission-critical role with direct ownership of entitlement and permitting processes for high-impact residential developments in one of the region’s fastest-growing markets.

This opportunity is ideally suited for a planning professional with both technical command and leadership maturity — someone who thrives in fast-paced environments and understands how to bring projects from vision to reality. Role Overview:

  • Spearhead land planning and development processes from entitlement through permit approvals.

  • Manage and coordinate external consultants on preparation of improvement plans, plats, landscaping, and dry utility designs.

  • Interface with city, county, and regional agencies to obtain timely approvals and ensure project momentum.

  • Maintain and track entitlement schedules and development budgets.

  • Administer consultant agreements and manage invoice approvals.

  • Support Sales teams by preparing lot exhibits, CC&Rs, disclosures, and other essential community documents.

  • Partner with external legal counsel to draft community CC&Rs, HOA documents, and disclosure packages.

  • Serve as the key liaison between internal stakeholders and public agencies.

  • Represent the company with professionalism, integrity, and focus on quality outcomes.

What We’re Looking For:

  • Associate degree required; Bachelor’s degree in Urban Planning, Civil Engineering, Construction Management, or related field highly preferred.

  • 3–5+ years of experience in forward planning, entitlement, or land development—preferably with a production homebuilder or land developer.

  • Proven ability to interpret architectural, civil, and utility plans.

  • Strong working knowledge of Microsoft Office and project coordination tools.

  • Valid driver’s license and personal vehicle required.

  • Professional presence, sound judgment, and the ability to lead through influence.
