A leading residential builder is seeking a Land Acquisition Manager. The ideal candidate will be responsible for conducting in-depth market research, analyzing land opportunities, and providing valuable insights to support our land acquisition strategy. You will work closely with the land acquisition team and various stakeholders to assess the feasibility and suitability of potential residential development sites.
Duties and Responsibilities:
- Conduct thorough market research to identify potential land opportunities and market trends in the residential real estate industry.
- Analyze demographic data, economic indicators, and housing market statistics to assess the viability of target areas.
- Stay up to date with local zoning regulations, development policies, and land use plans that may impact land acquisition decisions.
- Collaborate with the land acquisition team to identify specific geographic areas for residential development.
- Evaluate potential land parcels based on predetermined criteria, including location, accessibility, environmental factors, and potential for future growth.
- Prepare comprehensive reports and present findings to senior management to support data-driven decision-making.
- Develop financial models to assess the profitability and feasibility of potential land acquisitions.
- Conduct cost-benefit analyses, cash flow projections, and sensitivity analyses to evaluate project viability.
- Assist in negotiating land purchase agreements and work closely with legal and financial teams to ensure all terms and conditions are met.
- Liaise with various internal teams, including construction, development, and finance, to align land acquisition strategies with the overall company objectives.
- Cultivate relationships with external stakeholders, such as landowners, brokers, and governmental agencies, to expand the network of potential land opportunities.
- Oversee due diligence processes, including title searches, environmental assessments, and land surveys, to identify potential risks and issues related to land acquisition.
- Provide recommendations on risk mitigation strategies and alternative courses of action when necessary.
Qualifications:
- Bachelor's degree in real estate, Finance, Business Administration, or a related field. A master's degree is a plus.
- Proven experience in real estate market research, land acquisition, or financial analysis within the residential development industry.
- Strong analytical skills with proficiency in financial modeling and data analysis.
- Knowledge of local real estate laws, zoning regulations, and planning processes.
- Excellent communication and presentation skills to effectively convey complex data to stakeholders.
