A leading local GC specializing in multi-family, health, and retail projects is looking for a talented and experienced Vice President of Pre-Construction to join their growing team. you will be responsible for managing the pre-construction phase of our projects, including estimating, bidding, and cost management. In this role, you will work closely with project managers, designers, and subcontractors to ensure that each project is delivered on time, within budget, and to the highest quality standards. Duties and Responsibilities:
- Identify and quantify all scopes of work required for a project with appropriate metrics.
- Compile and maintain historical costs, reconcile final costs vs. estimated costs, and identify deltas.
- Produce professional budgets with clear documentation of estimates, present cost estimates to upper management, and prepare reports detailing all project costs.
- Identify, quantify, and qualify changes in work and estimate for each new iteration of design development.
- Input cost, quantity, and quality data into the company database.
- Research materials and systems are required to carry out approved estimates.
- Establish and maintain relationships with contractors and vendors, and pre-qualify bidders based on financial strength, track record, and safety.
- Write bidding scopes of work and respond to all bidder inquiries, both pre, and post-bid.
- Expedite subcontractor buy-out and assist the construction project manager.
Qualifications:
- 10+ years of experience with multi-family, senior housing facilities, health, and/or retail is a must.
- 10 years of experience working as a Chief Estimator or Director of Pre-Construction.
- Strong analytical and math skills.
- Ability to read/understand technical drawings, construction blueprints, and requirements.
- Excellent communication and interpersonal skills.
- Ability to work in a fast-paced, deadline-driven environment.
- Strong leadership and project management skills.
