A leading Builder / Developer is seeking a Purchasing Agent with single-family construction experience, below are the functions and requirements of the role:
Duties and Responsibilities:
- Review and evaluate all scopes of work
- Review and assess existing subcontract agreements
- Setting value engineering meetings with architects, construction team, and trade partners and suggesting modifications and cost savings as appropriate
- Create project budgets and track any variances
- Create and review bid packages
- Comprehensively bid each project and re-bid trades if cost increases occur
- Ensure the Company participates and tracks to its full advantage, any rebate programs offered by the subcontractors or manufacturers
- Monitor and track energy efficiency programs
- Monitor plan changes. Estimate prices of all changes and submit a change order
- Inspect homes under construction to make sure budgets and contracts are accurate, and to ensure that all activities
- Stay current on innovative products, construction techniques, and trends affecting the home building industry.
- Option program implementation and management
- Track material costs in the market to anticipate any change in pricing for future projects and phases
- Work with existing trades and develop new trade relationships
Qualifications:
- Minimum of 3-5 years of experience in a purchasing role, with a proven track record of success in negotiating prices and terms with suppliers.
- Knowledge of local trades and pricing in the East Bay markets for new home construction
- Ability to prioritize assignments and work independently and in a team
- Strong computer skills, including proficiency in Microsoft Office and other relevant software.
